The luxury Park Hyatt brand is about to do something different: It’s going to open its first all-inclusive property.

The all-inclusive Park Hyatt concept will debut in the Riviera Maya area of Mexico, just south of Cancun in an area spoiled for choice in hotels.

Details of the hotel are scarce, but it’s worth getting excited about this property. Here’s what we know so far.

New Park Hyatt All-Inclusive Set for 2027 in Riviera Maya

Hyatt Hotels originally planned to open a Park Hyatt property near Cancun in 2025. They’ve obviously missed that goal, and we’re now expecting the Park Hyatt Riviera Maya property to open in 2027. Hyatt has had delays with other properties in Mexico, such as the Park Hyatt Los Cabos, so the 2027 timeline could still move.

Park Hyatt is the flagship brand in Hyatt’s portfolio, known for high-end amenities, great service, and top-notch facilities. The Riviera Maya location is set to open near the Waldorf Astoria Riviera Maya, roughly 20 minutes by car south of Cancun International Airport (CUN).

Though the hotel hasn’t announced a specific list of room numbers, room types, or amenities, renderings show that there will be multiple pools, and the amenities list mentions parking, meeting facilities, laundry, and pet-friendly rooms. The hotel’s location also tells us it will have beach access.

What makes this property most interesting, though, is that it will be Park Hyatt’s first-ever all-inclusive property, as first noticed by One Mile at a Time. Cancun and the Riviera Maya are teeming with all-inclusive options, so it seems like Hyatt is trying to fit into that concept — though with a high-end brand.

How Much Will It Cost?

As Hyatt’s flagship brand, Park Hyatt properties sit on the higher end of pricing wherever you find them.

World of Hyatt has a separate pricing chart for award stays at all-inclusive properties. Here’s a rundown on current costs:

As this involves Hyatt’s flagship brand, it’s unlikely that we’ll see the Park Hyatt Riviera Maya sit at anything below Category D — though E or F are the categories I’d bet money on for this property. That means using points for a 2-person booking would start at 35,000 or 42,000 points per night.

Remember that Hyatt will expand its award chart to include 5 different tiers starting in May 2026, but this is the current setup.

Bottom Line:

These are estimates. Until the property starts accepting bookings, we have to wait to confirm its pricing in cash and World of Hyatt points.

Final Thoughts

The Park Hyatt brand is coming to Mexico’s Riviera Maya, hopefully opening in 2027. This won’t be just any Park Hyatt, however, as it will mark the brand’s entry into the all-inclusive space.

We’ve seen other high-end brands enter the all-inclusive resort space recently, such as Marriott’s W brand. Given the location and that trend, this move from Hyatt isn’t entirely surprising.
