The luxury Park Hyatt brand is about to do something different: It’s going to open its first all-inclusive property.

The all-inclusive Park Hyatt concept will debut in the Riviera Maya area of Mexico, just south of Cancun in an area spoiled for choice in hotels. The hotel was originally planned for 2025, but it’s now accepting reservations for a February 2027 opening.

Details of the hotel are scarce, but it’s worth getting excited about this property. Here’s what we know so far.

New Park Hyatt All-Inclusive Set for 2027 in Riviera Maya

Hyatt Hotels originally planned to open a Park Hyatt property near Cancun in 2025. They’ve obviously missed that goal, and the Park Hyatt Riviera Maya property is now planning to open on February 15, 2027. Hyatt has had delays with other properties in Mexico, such as the Park Hyatt Los Cabos, so the February 2027 timeline could still move.

Park Hyatt is the flagship brand in Hyatt’s portfolio, known for high-end amenities, great service, and top-notch facilities. The Riviera Maya location is set to open near the Waldorf Astoria Riviera Maya, roughly 20 minutes by car south of Cancun International Airport (CUN).

The property will have 148 rooms, and renderings show that there will be multiple pools, and the amenities list mentions parking, meeting facilities, laundry, a gym, and pet-friendly rooms. The hotel’s location also tells us it will have beach access.

Room swill range from 559 to 2,303 square feet.

What makes this property most interesting, though, is that it will be Park Hyatt’s first-ever all-inclusive property. On-site, we’re expecting a beachfront grill, all-day dining, a steakhouse, a pool bar, and more. Cancun and the Riviera Maya are teeming with all-inclusive options, so it seems like Hyatt is trying to fit into that concept — though with a high-end brand.

How Much Will It Cost?

As Hyatt’s flagship brand, Park Hyatt properties sit on the higher end of pricing wherever you find them.

World of Hyatt has a separate pricing chart for award stays at all-inclusive properties. The Park Hyatt Riviera Maya is a Category F property, using the following pricing:

Remember that Hyatt expanded its award chart to include 5 different tiers as of May 2026, so prices range from 45,000 to 85,000 points per night — covering 2 people in the room. There are additional costs if you have 3 or 4 guests (the maximum number).

Cash rates at the hotel start at $1,500 for 2 people per night.

So far, we aren’t seeing any Lowest awards, though Low pricing is available on many nights in April and May 2027. Paying 55,000 points to save $1,500 provides a great 2.7 cents per point on your Hyatt points — much higher than our average valuation of Hyatt points at 1.5 cents each.

Final Thoughts

The Park Hyatt brand is coming to Mexico’s Riviera Maya, opening in the middle of February 2027. This won’t be just any Park Hyatt, however, as it will mark the brand’s entry into the all-inclusive space.

We’ve seen other high-end brands enter the all-inclusive resort space recently, such as Marriott’s W brand. Given the location and that trend, this move from Hyatt isn’t entirely surprising.
