Hyatt has announced plans to acquire Playa Hotels & Resorts in a deal valued at approximately $2.6 billion. This move aims to further bolster Hyatt’s recent emphasis on all-inclusive properties, particularly throughout the Caribbean and Latin America.

Let’s look at the details of this intriguing new acquisition.

Details of the Hyatt Playa Hotels & Resorts Acquisition

The acquisition is the latest of many moves by Hyatt to improve its global footprint, including deals with Apple Leisure Group, Dream Hotel Group, Mr. and Mrs. Smith, Two Roads Hospitality, and more.

In this deal with Playa Hotels and Resorts, Hyatt plans to purchase all outstanding shares of Playa Hotels at $13.50 per share, valuing the deal at $2.6 billion, inclusive of $900 million in debt.

“Hyatt has firmly established itself as a leader in the all-inclusive space, a journey that began in 2013 through an investment in Playa Hotels & Resorts that launched the Hyatt Ziva and Hyatt Zilara brands. This pending transaction allows us to broaden our portfolio while providing more value to all of our stakeholders through an expanded management platform for all-inclusive resorts.”

Mark Hoplamazian, President and Chief Executive Officer, Hyatt

While Hyatt will both own and operate these properties in the short term, the hotel group remains committed to its asset-light business model and intends to identify third-party buyers for Playa’s owned properties by the end of 2027.

Hyatt already held a 9.4% stake in Playa Hotels & Resorts and plans to finalize the acquisition later this year, pending shareholder and regulatory approvals.

Details of Playa Hotels & Resorts Properties

Playa Hotels & Resorts owns and operates 24 high-end, all-inclusive resorts across Mexico, Jamaica, and the Dominican Republic, across 9 brands, encompassing over 8,600 rooms.

Here is a complete list of the newly acquired properties.

Properties in the Dominican Republic:

  • Hilton La Romana
  • Hilton La Romana Adult Resort
  • Hyatt Zilara Cap Cana Adult Resort
  • Hyatt Ziva Cap Cana
  • Sanctuary Cap Cana, a Luxury Collection Resort
  • Wyndham Alltra Punta Cana
  • Wyndham Alltra Saman

Properties in Jamaica:

  • Hilton Rose Hall
  • Hyatt Zilara Rose Hall Adult Resort
  • Hyatt Ziva Rose Hall
  • Jewel Grande

Properties in Mexico:

  • Hilton Playa Del Carmen Adult Resort
  • Hyatt Zilara Cancun Adult Resort
  • Hyatt Ziva Cancun
  • Hyatt Ziva Los Cabos
  • Hyatt Ziva Puerto Vallarta
  • Kimpton Tres Rios
  • Paraiso de la Bonita Luxury Collection Resort
  • Seadust Cancun Family Resort
  • Turquoize Cancun
  • Wyndham Alltra Cancun
  • Wyndham Alltra Playa Del Carmen, Adults Only
  • Wyndham Alltra Vallarta

As you can see, many of the properties in the Playa Hotels & Resorts portfolio were already Hyatt-branded properties, so the actual number of “new” non-Hyatt properties that will soon be bookable using your World of Hyatt points is 15.

Bottom Line:

Hyatt will announce details later this year about how these properties will fit into World of Hyatt, including which brands they’ll participate in and what the points redemption rates look like.

Final Thoughts

Depending on your travel preference, you might be thrilled that Hyatt is continuing to bolster its position in the all-inclusive market. In contrast, others may wish for Hyatt to focus on increasing its footprint in other markets where it lags behind competitors.

Either way, it is always good to have the ability to earn and redeem World of Hyatt points at more properties, and once the acquisition of Playa Hotels & Resorts is finalized, you’ll be able to do just that.
