Homes & Villas by Marriott Bonvoy is the hotel giant’s answer to Airbnb, letting travelers book entire apartments, condos, homes, villas, and more. In short, they’re ideal for anyone traveling with a group, traveling for an extended period of time, or anyone who just wants a little more space.

With thousands of properties available for booking, it’s also possible to both earn and redeem your Marriott Bonvoy points for a stay.

The latest Homes & Villas by Marriott Bonvoy promotion provides 3x bonus points in the Caribbean and Latin America. Other ongoing offers provide bonus points in the U.S., Canada, worldwide, or even opportunities for Gold Elite members.

As these are different promotions, the registration, booking, and stay dates are different, so make sure you verify these based on where and when you’re traveling.

Whether you’re considering a hot or cold destination, booking with Homes & Villas by Marriott Bonvoy during these new promotions could be valuable.

Earn up to 20,000 Bonus Points per Stay

Marriott Bonvoy has rolled out a new Homes & Villas promotion, but this one may not offer the kind of value we’re used to seeing.

Members who register for this promotion can earn up to 20,000 bonus points per stay, but you’ll need to book by July 17, 2025, and complete your stay by September 30, 2025.

The catch? The bonus points are tiered based on the number of nights stayed — and it takes a pretty long stay to earn the full bonus.

Here’s how it breaks down:

  • Stay 2 nights and earn 2,000 bonus points
  • Then earn 2,000 additional bonus points for each night after that
  • The bonus caps at 20,000 points, which would require at least 11 nights (since the first night doesn’t earn a bonus)

You’ll also need to meet a minimum spend of $1,500 on the stay, and only cash bookings are eligible — points redemptions won’t qualify. The promo is open to all Marriott Bonvoy members (not just elite members), but you’ll need to register before booking.

This offer may work well for those already planning a longer, high-value trip, but for most travelers, it won’t be the easiest or most rewarding promotion to take advantage of.

3x Points in the Caribbean and Latin America

If you stay a minimum of 4 nights in the Caribbean or Latin America, you can earn 3x bonus points. This offer applies to reservations booked by July 18, and stays run from July 1, 2025, to March 31, 2026. This offer doesn’t apply to stays booked using points, and you must book directly with Homes & Villas to qualify for bonus points.

Gold Elite Members Earn 15K Bonus Points Offer

This opportunity to earn up to 15,000 bonus points is only valid for Marriott Bonvoy Gold Elite status members.

Eligible Gold Elite members must register and book a stay of 4 or more consecutive nights by June 30, 2025, and stay between June 2, 2025, and September 4, 2025. A minimum spend of $1,500 is required per stay.

Whether you’re heading to the beach or revisiting a familiar summer spot, this offer allows you to earn an additional 15,000 points for a 4-night or longer stay this summer.

Hot Tip:

If you do take advantage of this offer, you’ll definitely want to book with your Marriott Bonvoy co-branded credit card to earn up to 17x points per dollar spent at Homes & Villas by Marriott Bonvoy.

5x Points in Canada Offer

This offer is valid in Canada only — and has different dates you should note. There is no spending requirement or elite status requirement for this offer.

This promotion offers 5x bonus points on stays of 4 or more nights in Canada when booked by July 10. Eligible stays are June 1 to December 30, 2025. Since you normally earn 5 points per $1 spent with Homes & Villas, this 5x promotion translates to 25 points per $1 spent on stays in Canada this year.

Is It Worth It?

The Homes & Villas by Marriott Bonvoy portfolio includes a wide variety of properties. They’re typically not cheap, so if you’re looking for budget-friendly pricing, these reservations probably aren’t for you.

These properties are like true homes or private apartments, far different from a normal full-service hotel room. They’re great for families, ski trips, corporate retreats, or anyone else who needs a large space for a getaway.

We value Marriott Bonvoy points at 0.7 cents apiece. You’ll earn 5x points with Homes & Villas by Marriott Bonvoy, providing a 3.5% return on spending without any promotions. You’ll also qualify for earning bonuses if you have Marriott Bonvoy elite status.

Final Thoughts

Homes & Villas by Marriott Bonvoy is currently offering a chance to earn up to 20,000 bonus points on long stays and 5x bonus points on stays in Canada. Other offers exist for triple points in the Caribbean and Latin America or bonus points for Gold Elite members.

That said, the “up to 20,000 bonus points” promotion likely won’t appeal to most travelers — especially since it requires an 11-night stay at a pricey Marriott Homes & Villas property to maximize, which would cost significantly more than the value of the points you’d earn.
