Wyndham Rewards members have been without a vacation rental option since the program’s Vacasa partnership ended last year. That changes today, October 29, 2026.

Wyndham has just announced the launch Homes & Havens, a new platform where members can earn and redeem points at professionally managed homes and villas.

The downside? The collection is pretty small right now. However, Homes & Havens has a presence in places where Vacasa didn’t, and Wyndham says hundreds more properties should join the platform soon.

Let’s examine the positives and negatives of Wyndham’s new offering and what it means for travelers.

Wyndham Rewards Launches Homes & Havens

Homes & Havens has launched with nearly 800 vacation homes and villas across the U.S., the Caribbean, Mexico, and Europe. That means there aren’t any properties in Europe, Asia, or South America yet.

Bookings are now available at WyndhamRewards.com/HomesandHavens.

Over the next few months, Wyndham says it will add hundreds more properties, including everything from cabins to yurts and even tiny homes. Wyndham doesn’t own these properties. Instead, come from independent partners like Brightwild, Simpson Travel, StayTerra, and Thousand Trails — management companies that know what they’re doing in the world of vacation home rentals.

This move isn’t surprising, given that Wyndham ended its partnership with Vacasa, another vacation rentals platform, in late 2025. We expected a replacement — and had honestly hoped it would come sooner than it did.

After Casago acquired Vacasa, it told Wyndham it would wind down the partnership. Since then, Wyndham Rewards members have lacked an option to earn and redeem points on vacation rentals, and Vacasa had been one of the program’s most useful redemptions for families and group trips.

Demand for rentals hasn’t gone anywhere, even while this gap existed in Wyndham’s program. In fact, Wyndham cites Phocuswright research saying that roughly 30% of U.S. leisure travelers stayed in a short-term rental on their most recent trip.

Members earn Wyndham Rewards points on stays at a rate of 5 points per $1 spent. Nights also count toward earning Wyndham Rewards elite status.

Points redemptions use a tiered structure similar to Wyndham’s hotel chart:

  • 15,000 points per bedroom, per night
  • 30,000 points per bedroom, per night
  • 45,000 points per bedroom, per night

The tier depends on the home’s nightly rate per bedroom, and Wyndham says a lower-priced 5,000-point tier should be added as the collection grows. Keep in mind that pricing is per bedroom. That means a 3-bedroom home at the lowest tier (15,000 points per room) costs 45,000 points per night.

There are a few catches with Homes & Havens.

Award stays must be booked by calling Wyndham Rewards Member Services at least 60 days in advance. Points only cover the base rate, so you’ll still pay taxes, cleaning fees, and other mandatory charges in cash. Moreover, every property will be available for points bookings, and some villas will require an online booking request before you can confirm a reservation.

Hotel Programs Keep Moving Into Vacation Rentals

Wyndham isn’t the first hotel loyalty program to get into this increasingly competitive space.

Marriott launched Homes & Villas by Marriott Bonvoy in 2019, and it now includes more than 100,000 properties in its portfolio. Members earn 5 Bonvoy points per $1 spent on the base rate, plus elite bonuses, and each night earns an Elite Night Credit toward Bonvoy elite status. Redemptions are fixed at about 0.56 cents per point. That’s not great value — and it’s less than our valuation of Marriott points at 0.7 cents each — but members can use points for any portion of the bill, including taxes and cleaning fees, and reservations can be made online as little as 3 days before arrival.

Hyatt followed with Homes & Hideaways by World of Hyatt in October 2023. Members earn 5 points per $1 spent plus elite bonuses, and stays earn tier-qualifying nights toward World of Hyatt elite status. Award prices vary by property and typically work out to around 1.1 to 1.2 cents per point — a little below our current valuation of Hyatt points at 1.4 cents apiece.

Wyndham’s biggest advantage is its tiered chart. Marriott and Hyatt price awards based on each property’s cash rate, so an expensive home requires a ton of points. With Wyndham, a high-priced villa assigned to the 15,000-point tier could deliver incredible value.

The downsides are hard to ignore, though. Needing to make a phone call for a reservation in 2026 feels antiquated, especially when competitors offer online bookings. Needing to book at least 60 days in advance also isn’t in line with modern travelers’ needs.

Paying cleaning fees and taxes in cash can also add up fast on a rental, and more rooms may lead to a higher cleaning fee. Plus, the program is launching with fewer than 1,000 homes, so the portfolio has just a fraction of what Marriott offers.

Final Thoughts

Homes & Havens fills the gap Vacasa left behind in Wyndham’s program, and the per-bedroom chart could make this a strong option for groups who want to book a home, not a hotel room, using their points.

The phone-only booking process, 60-day booking requirement, and cash fees take some shine off this new initiative, unfortunately. Still, if you’ve been yearning for an option to use Wyndham points for a vacation home after the Vacasa breakup, you now have a solution.
